All those professions involved in the conveyance of a COMMERCIAL PROPERTY should by now be fully aware of government legislation requiring an
 
 EPC (Energy Performance Certificate)
 
 We can provide Non-Domestic (commercial) Energy Performance Certificates (EPCs) and energy assessments on commercial property in Nottingham, Derby, Leicester, covering all of the East Midlands. 
 
From 1st October 2008 all buildings that are non dwellings, except for a few exceptions, require an EPC.  An EPC is required before the property is marketed whether it is For Sale or Rent.
 
 An Energy Performance Certificate (EPC) is designed to provide information about the effeciency of the building.  An EPC is intended to inform potential buyers or tenants about the energy performance of a building, so they can consider energy efficiency as part of their investment or business decision to occupy that building.
 
It is the responsibility of the SELLER or PROSPECTIVE LANDLORD to make available the EPC, an agent or organisation may act on their behalf.
 
All EPC's are stored in a national register currently operated by Landmark Information Group Limited.

Display Energy Certificate (DEC)

 

Most Public Buildings are now required to display an energy certificate, this is known as the

 

DISPLAY ENERGY CERTFICATE

 

the assessment is an annual assessment of the energy used by a building.

 

 It is the responsibility of the OCCUPIER to ensure that an assessment is carried out annually; best practise suggests that an independent organisation carries out this assesment bi-annually. 

 

Although designed for Public Buildings there is no reason why retail outlets should not infrom the public of  the energy usage of the building they occupy. The energy assessment can also be used as a management tool to highlight areas where cost savings may be made.
